Balmoral Breeze is a simple, clean two-level (duplex-style) two-bedroom apartment in a quiet garden setting on Esther Road, right beside Balmoral Beach. This is an older apartment with basic furnishings, and what it has going for it is the location. If you are a beach-goer or nature lover who just wants a clean, affordable base a couple of minutes’ walk from the sand, the coastal walks and the Mosman ferry, it is a great spot.

The entry level has an open-plan living and dining area with terracotta-tiled floors, a sofa and armchair, a TV and a small dining table. Glass sliding doors open onto a private paved terrace with an outdoor table and chairs, surrounded by established planting. Ceiling fans and the natural cross-breeze (the “Balmoral breeze” the apartment is named for) keep things comfortable.

The kitchen is compact but has what you need: oven and cooktop, dishwasher, microwave, toaster, fridge and the everyday basics. There is a dryer and iron, free WiFi, and secure parking for one car is included.

Upstairs, via the internal spiral staircase (not suitable for guests with limited mobility or anyone who would find a spiral staircase difficult), the main bedroom has a queen bed, plantation shutters and mirrored built-in wardrobes. The bathroom (bathtub with shower over, and the only toilet) opens directly off the main bedroom. Through the main bedroom is the second bedroom – a converted sunroom with glass walls, a double bed, a small desk and its own small balcony over the garden. It has sheer curtains on two sides only; the third side has no curtain, though a room divider is available if you want more privacy. Be aware that, as a glass room with no air conditioning, it gets very hot in warm weather and can be hard to sleep in on a hot night – it works best for kids or as a spare room rather than a second main bedroom.

In short: nothing fancy, but clean, comfortable enough, and right next to one of Sydney’s best harbour beaches.

Balmoral sits on Sydney’s Lower North Shore, wrapped around one of the harbour’s prettiest swimming beaches and just minutes from Mosman Village. Quiet, leafy and unhurried, it’s equally suited to a beach day, a long lunch or a foreshore walk.

Dining & cafes: Balmoral’s waterfront is home to some of Sydney’s best-loved seaside dining, with the Bathers’ Pavilion and The Boathouse right on the sand and the Public Dining Room and Bottom of the Harbour Seafoods close by. Mosman Village and Military Road add wine bars, bistros, cafes and neighbourhood favourites within easy reach.

Transport & access: Frequent buses along Military Road run to North Sydney, the CBD and surrounding suburbs in around 30 minutes, while a scenic ferry from Mosman Bay reaches Circular Quay in about 20 minutes. By car, the Spit Bridge and Warringah Freeway keep you well connected.

Attractions & things to do: Balmoral Beach itself is the headline – swimming, paddleboarding, the boardwalk and Rocky Point Island – with the Taronga to Balmoral and Middle Head coastal walks starting close by. Sydney Harbour National Park, Chowder Bay and Georges Head are all within reach, and Taronga Zoo is a short drive or bus ride away.

Shopping & daily essentials: Mosman Village covers the everyday – supermarkets, chemists, specialty grocers and boutiques are all close at hand – while Military Road is known for its antiques, designer labels and homewares, with banks and medical services nearby.
