Introducing a delightful two-bedroom, one-bathroom apartment, fully furnished and nestled on the picturesque Botanic Road, just steps away from Balmoral Beach, one of the most coveted destinations on Sydney’s enchanting Lower North Shore.
This property features a fully equipped kitchen, a combined dining / living area which opens onto a private balcony, two bedrooms with built-in wardrobes, and a well-lit bathroom containing a combined shower/bath.
Located in Balmoral – famous for beautiful homes and expensive yachts, and a beach that is postioned with views over Sydney Harbour National Park and through “the Heads” – the gateway to Sydney Harbour.
It’s an ideal place for a quick swim and takeaway fish and chips at sunset. In fact, you can take your rollerblades, dog, bike, sailboard and football, or just a picnic basket.
Neighbourhood Guide: Mosman
Mosman is one of Sydney’s most sought-after harbourside suburbs, set on the lower North Shore just a short ferry or drive from the CBD. It’s defined by leafy streets, heritage Federation homes, glittering harbour views, and a village atmosphere that feels worlds away from the city bustle.
Dining & cafes: Military Road is the suburb’s main dining artery, lined with popular spots for all-day brunch, Italian trattorias, modern Australian bistros, wine bars and long-standing local favourites. Balmoral Beach is a destination in its own right – The Bathers’ Pavilion and Public Dining Room offer fine waterfront dining, while casual kiosks and gelato bars line the promenade. Transport & access: Mosman is well served by frequent buses along Military Road, with express services reaching the CBD in around 20 minutes via the Harbour Bridge. “Overall a great experience. In particular, the communication and responsiveness was amazing from Ana. I stayed for a week with my mum but we were only given 2 rolls of toilet paper and 1 spare rubbish bag. We ended up buying extra toilet paper, but Ana dropped off some rubbish bags when I mentioned the need for more. The place was very nice and perfect for our stay and needs, although a tiny bit rundown with the blinds being a bit janky but still usable. It’s very close to the beach with a bit of a view, and you can hear the waves crashing which is so nice. Overall we had a lovely time and if you aren’t the kind of person that needs a 5 star hotel then this stay will also be lovely for you.”
“Nice unit in an excellent location right near Balmoral Beach. No aircon so a but hot in summer. Walk up three flights of stairs ok if you're fit but a challenge for older folks. Light and airy, comfortable.”

“The unit was well positioned near the beach and local restaurants. Beds comfortable. No air conditioning however 1 pedestal fan in unit which was fine. Kitchen and laundry well equipped. Top floor so many stairs to navigate. Bedrooms were good size.”
“The location is perfect for us. We walk right to the beach within 2 minutes. The neighborhood is peaceful and nice so it will be a perfect getaway from the city life. The apartment can be quite small for 4 adults sharing 1 bedroom but it is understandable because we get the prime location. The house is equipped with all the amenities we need. One point to caution is that the electricity socket current is weak so you can't dry your hair and use the ironing at the same time”

I would suggest that an optional cleaning or at least linen service was offered for longer stays, but that would only improve an already great offer.”

“Fabulous location to Balmoral beach. Get fit! Swim every day and do lap swimming. Easy free park up most streets. No need to use car as buses very close to take you up the hill or to ferry or city. Great steep walking and steps for a workout. Cobblers nudist beach a 45 min walk or bus. Great seafood casual dining or more upmarket. Coffee every morning after swim. Bring your keep cup. Bottle shop nearby.”
“Fantastic location a hop step and a jump from one of the most fabulous family friendly beaches in Sydney. The only downside was the neighbours who are not happy with an AirBnB in their building. Also would have been nice to have more essentials for a weeks stay like toilet paper.”

“The Mosman apartment was in such a lovely location! It was clean and well equipped for being self-contained. Being on the top floor gave us a lovely outlook but is challenging with only stairs if you were to find movement difficult. The beds were so comfortable and cosy, we slept so well there. Getting around on the buses was easy and there were some lovely cafes just down the road. My kids loved exploring Rocky Point Island every day. Balmoral Beach is an absolute gem of a place! We adored our time there.”
“Simply renovated unit on the 3rd floor ( no lift ) with a partial view of the beach at Balmoral, nice and clean, comfy bed with nice linen, good washing machine and dryer in the unit( we were there for nearly 2 weeks) shower and bath combo are quite small, I also like a shower that gets you wet! and this one wasn’t very good at doing that :) and couldn’t be adjusted. Parking is metered right up to late at night unless you want to park further up the hill where it’s unlimited. Overall a good spot to be in Sydney.🌿we will stay here again🌿”

“A lovely unit! Perfect proximity to the Esplanade, Balmoral Baths/beach, park & restaurants. We went with our 2 & 4 year old and it worked out really well. It is up a lot of stairs but they managed fine. It has modern furnishings, a bit of a view, a beautiful breeze, cockatoos on the balcony in the morning, a laundry and well equipped kitchen. It was clean and everything you would need from a two bedroom beach unit. Would highly recommend it and will be back in the future.”

“Stones throw from Balmoral beach, this place is in a superb location. At night you can hear the waves from the bedroom which is lovely, and there is a bit of an ocean view from the balcony. Apartment is on the third floor which I wasnt aware of and this was a problem for my 70 year old mother who was holidaying with us. I was also misinformed of the parking restrictions by the letting agency in charge of the apartment - there is only a two hour limit on the street on the weekend, I was told it was every day. Plus there is unrestricted parking 5 mins walk up the hill which I wasn't informed of. Place feels slightly tired but despite these niggles (and having to pick keys up from Cremorne which would have been challenging without a car) I would recommend as a good value option in Balmoral.”

“Fantastic location so close to the beach and with ease of public transport to take you into the City, Manly, Taronga Zoo or just up the road to a huge selection of shops and restaurants. We have a 16 month old son that with a quick walk around the unit and moving anything low made it quite child friendly. We would definitely stay here again. ”
